		<description>You said that you were going for $5000-$6000 under market price, but during that time, how did you determine what market price was?  I know that similar houses around my neighborhood were listed all over the the spectrum and there was really no centralized price they were list at...just a matter how desperate they wanted to get rid of their property.</description>

My wife and I were trolling the MLS listings and found a house that was within our range, it had lots of fancy feature you don&#039;t normally see at that level: Sauna, Hot Tube, Curved Walls, and a full acre lot. Then we noticed that it had a gravel driveway. 

Now it was obvious why they had to price the house so low.</description>

		<description>A lot of people get over-precious about the house price, not least because realtors keep trying to push prices up, while buyers keep trying to pull downwards.

The result is that too often people try and stick to the realtors valuation, thinking it&#039;s realistic, when really it&#039;s only the buyer offers that are realistic.

Here&#039;s the really big revelation - a house that doesn&#039;t sell for $169,000 gains you nothing, a house that sells for $149,000 gains you $149,000.

If it doesn&#039;t sell, you aren&#039;t making money, and while the property markets continue downward, you&#039;re even less likely to unlock the equity in your home.

So there really is no $20,000 loss in your example, because that $20k never existed in the first place.

But so many people *just don&#039;t get that*.

		<description>I don&#039;t think you should sell the house now because of market conditions. After a few years house prices will start to climb up just like the stock market. The Dow Jones is up over 40 percent from its lows. 

You don&#039;t need an agent to sell your house. There is a great website called zillow.com where you can sell your house for free and get to keep over $6,000 in your pocket instead of giving it away to a salesman.</description>
